IMPROVEMENTS

The Main Lodge: At over 8,400 square feet, the main lodge features cathedral wood ceilings, a grande stone fireplace, an 1,100 square foot master suite with private fireplace, gourmet kitchen, game room, home theater room, and exercise facility all with floor-to-ceiling windows giving your constant views of the beautiful lake.

Guest Cabins: Three identical private cabins with bedroom, kitchenette, full bathroom, loft for kids, and covered porches overlooking the lake.

Headquarters: Currently used as office space, this building could easily be converted into an additional residence overlooking the lake.

Equestrian Facilities: Properly set up for the most serious horseman or the leisure rider, the ranch comes with a lighted riding arena, covered round pen, concrete-floored barn with tack room and horse stalls, and three paddocks with loafing sheds.

Equipment Barn: 3,360 square foot metal building with concrete floor and electricity for storing equipment.

Wash House & Storage Building: Metal building with wash room, storage area, and overhead door. Great facility for a workshop.

RV Spaces: A total of 4 RV spaces with water & electricity, 3 of which have concrete pads and 50 AMP electricity.

WATER

The Lake: The focal point of the entire ranch, the 10-acre private lake has an average depth of 6 feet and offers opportunities to ride jetskis, paddle boards and kayaks. Stocked with catfish, largemouth bass and bluegill, the fishing is excellent.

Pond: North of the main lodge there is a stocked pond with fountain, gazebo and fire pit.

Water Wells: 2 residential water wells provide domestic and livestock water throughout the ranch and the lake is periodically restored from another irrigation well on-site.
